How Do You Buy a Home When You Already Own One?

How do you buy a home when you already own one? There are actually a few options available. One that's been around for eons is making your purchase of the new home contingent upon selling your current home. In a slow market, however, many sellers won't accept your offer. They want the funds now. So what can you do if you don't have the funds for two mortgages at the same time?

You could sell your current home first and then do short-term lease until you find the home of your dreams. Another option, depending on how much equity you have in the old home, is to rent your home and show the new lender that you have renters in place. However, doing this option means that you need the down payment money in hand. Yet another option, depending on the equity in your first home, is to buy the new home on a line of credit. Essentially you're using the money in your old home help finance the new one. You'll still have to pay for both locations, but it gives you time to decide what to do with the older home while still buying the new one.

Although a home equity loan usually is more economical, there is also something called a Bridge Loan. Bridge loans are temporary loans that are secured to the buyer's existing home. Although they typically cost more, they may not require monthly payments for a few months, giving you time to pay off the old home.

Which option is best for you? It really depends on your situation. Talk to a real estate professional who is experienced in many different kinds of transactions. They can give you ideas that you can take the lenders. Then you can discuss your situation in greater detail to find a solution that might work for you. So while it is difficult to buy a home when you already own one, it's not impossible.
