Is a Bronx Home Inspection a Good Idea?
Bronx
homebuyers can make an offer to buy real estate; however, many home purchases
are contingent upon a satisfactory Bronx home inspection. But what pros and
cons can someone expect when buying a Bronx home and doing a home inspection?
Do you need a
Bronx home inspection? The answer is there are pros and cons that can go along
with the decision. For example, if a
seller has two offers and one buyer requires a home inspection, many sellers
might choose the non-inspection offer if all other factors are equal (same
offer price, approval status, etc.).
Of course, if
the factors are different - such as you're pre-approved and the other party is
not - then it's possible the seller might not be concerned with doing an
inspection on their Bronx home. For them the closing is more important than
doing a home inspection for any flaws. This is particularly true if the seller
is unaware of any issues with the home and they believe it to be sound. So, demanding a Bronx home inspection could
put you at a competitive disadvantage. However, the bigger question might be
can you risk purchasing a home that has some expensive problems?
For example,
let's say you purchase the home. You quickly realize the plumbing must replaced
or the foundation has serious structural issues. Can you realistically afford a
repair bill of thousands of dollars (and which could have been avoided with a
Bronx home inspection prior to the purchase)?
In the Bronx
real estate market you'll find it's very buyer-friendly. That means there are
more homes for sale than buyers. As a buyer, that puts you at an advantage.
Plus, just because a home inspection might catch something important (like a
roof that might need replacing), it doesn't mean the deal is dead. Many times sellers
are willing to work with the buyer, even if that means paying for the repairs
themselves or knocking down the purchase price.
So, while sellers love no-contingency sales, it might
not be in your best interest as a buyer. However, there's still a much stronger
chance you'll get the Bronx home you want and still have some assurance there's
nothing seriously wrong if you do a home inspection.
